High Seas provides professional weekly pool and spa cleaning and maintenance for private homes and rental properties throughout the Outer Banks. For vacation rentals with flexible turnover schedules such as Airbnb and VRBO homes, we offer our specialized Steady Seas service program designed to keep pools and spas guest-ready regardless of check-in and check-out days. Pool & spa cleaning and maintenance is available year-round and seasonally.  Our full-service contract assigns a CPO-Certified technician to provide:

Pool Service:

  • Test and balance water
  • Vacuum bottom of pool and brush pool floor/walls/waterline
  • Empty skimmer baskets and flush pumps
  • Backwash sand filter, bump D.E. filter, and/or hose off cartridge

Spa Service:

  • Test and balance water

Your technician updates a customized property service board with service date, time, and safe use information for guests.  In addition, all homeowners and property managers receive a confirmation text and/or email upon completion of every service through our customized service management app, providing complete peace of mind and real-time visibility into the care of your pool or spa. 

Standard weekly rental service includes a turnover service (scheduled around guest check-in/check-out) as well as a mid-week cleaning. Private, non-rental services include one scheduled service per week.

Where Leaks Commonly Occur

Leaks often happen in pool plumbing lines, skimmers, returns, main drains, light niches, tile lines, fittings, and spa jets. Our specialized equipment allows us to isolate and test each system to pinpoint the exact source without unnecessary digging or guessing. 

What is Included in Leak Detection

  • Standard Leak Detection includes a full visual inspection of the pool or spa structure, a dye test to identify surface leaks, an equipment check to confirm proper system function, and pressure testing of the plumbing lines. The dye test is performed above the waterline to detect visible structural or fitting-related leaks.
  • Advanced Leak Detection includes everything in our Standard Leak Detection, plus specialized underwater inspection. A trained technician enters the pool or spa to perform targeted dye testing and hands-on detection below the waterline to locate leaks that cannot be identified from the surface.

Once located, we provide a clear explanation of the issue and a straightforward plan for repair, whether it involves plumbing correction, fitting replacement, or structural repair.
